Mello-Roos refers to special assessment taxes levied on properties within Community Facilities Districts (CFDs) to fund public infrastructure built to support new development — schools, roads, parks, utilities, and fire stations. Many newer San Diego communities in Chula Vista, Otay Ranch, Eastlake, Carlsbad, and parts of North County carry Mello-Roos taxes in addition to standard property taxes.

How Much Are Mello-Roos Taxes?

Mello-Roos assessments in San Diego County typically range from $500 to $4,000+ per year depending on the property and district. They appear as a separate line item on property tax bills and are separate from the standard 1.25 percent base property tax rate. The total effective tax rate in Mello-Roos communities is often 1.5 to 2 percent of the purchase price or more per year — significantly affecting your true monthly cost of ownership.

Why Mello-Roos Matters for Your Budget

On a $750,000 home in a community with $3,000 per year in Mello-Roos, the monthly cost equivalent is $250 per month on top of your standard property taxes and mortgage.
