What Is the MLS?
The Multiple Listing Service (MLS) is a shared database maintained by REALTOR associations that allows real estate agents to share information about properties listed for sale. In San Diego, the California Regional MLS (CRMLS) is the primary MLS — containing virtually all agent-listed properties available for sale, complete with photos, history, status, and agent contact information.
Why the MLS Matters for Buyers
The MLS is the most comprehensive, accurate, and current database of homes for sale in San Diego. Consumer platforms like Zillow, Redfin, and Realtor.com pull data from the MLS — but with a delay of hours to days and sometimes with errors in status, price history, or property details. Working directly with a buyer's agent who has real-time MLS access gives you the fastest, most accurate information.
What Is and Is Not in the MLS
- IS in the MLS: Agent-listed properties in all stages — active, pending, sold, canceled, expired
- IS in the MLS: Detailed property history, price reductions, days on market, and prior listing attempts
- IS NOT in the MLS: Truly off-market properties sold without agent representation
- IS NOT in the MLS: For Sale by Owner properties unless the seller pays for flat-fee MLS listing
- IS NOT in the MLS: Coming-soon properties until the agent activates the listing (though some agents post pre-market notices)
How Your Buyer's Agent Uses the MLS
Your buyer's agent uses the MLS to set up automated property alerts matching your criteria, run CMAs with comprehensive comparable data, research listing history and price reductions, contact listing agents about properties you are interested in, and track market trends in your target neighborhoods. This access is one of the primary values a buyer's agent provides.
Consumer Platforms vs. MLS Access
If you are doing most of your searching on Zillow or Redfin, you may be seeing listings that are already pending — listed as active due to data lag — or missing new listings that just hit the market. Ask your buyer's agent to set you up on their direct MLS portal (Showing Time, ListHub, or similar) for the most current and complete data on available San Diego properties.
