From $650K to $905K: How Our Buyers Landed a Move-In Ready Home in Imperial Beach

1406 Green Bay St, San Diego, CA 92154 | Imperial Beach
A pre-approval letter feels final. It shows up with a number on it, and most buyers take that number as the ceiling on their search. For our latest clients in Imperial Beach, that first number was $650,000, and it didn’t match the home they needed.
By the time we closed, they were approved at $905,000 and living in a fully remodeled five-bedroom home just minutes from the beach. Here’s how we got there.
A Pre-Approval That Didn’t Fit the Plan
When our buyers came to us, they’d already talked to a lender. The approval was real, but it was limiting. At $650,000, the homes that fit their budget weren’t the homes that fit their lives.
Instead of shrinking the search to match the letter, we looked at the letter itself. What was holding the number down? Was it credit, debt, how income was documented, or simply how the loan had been structured?
Rebuilding the Approval, One Step at a Time
We brought in one of our preferred lenders and went to work. Over about a month, we helped our buyers strengthen their credit and restructure how they were approaching their finances, with a clear target in mind.
It wasn’t a quick fix. It took patience, follow-through, and a lender who treated our clients like people rather than a file. At the end of that month, their approval came back at $905,000, a $255,000 increase that opened up an entirely different set of homes.
Knowing When to Walk Away
With the new approval in hand, our buyers went into escrow on a home. Then the inspection came back, and it told us what the listing photos hadn’t: this wasn’t the right house for them.
Canceling escrow is never an easy call, especially after all the work it took to get there. But the inspection period exists for exactly this reason, and we’d rather our clients start over than spend years paying for a home that doesn’t serve them. We canceled, protected their deposit, and went back to searching.
The Right Home in Imperial Beach, One Week Later
Sometimes walking away is what makes room for the right home. The following week, we found 1406 Green Bay Street in Imperial Beach: a better location than the property they’d left behind, and in noticeably better condition.
This home was fully move-in ready. It offers five bedrooms, 2.5 baths, and roughly 1,992 square feet across two stories. The kitchen was remodeled with quartz counters, white shaker cabinetry, an eat-up peninsula, and new Samsung appliances. There’s a bright living room, a separate family room with a fireplace, refreshed bathrooms with dual-sink vanities, and a large backyard. For buyers who had already spent months on financing and one failed escrow, not having to renovate after moving in mattered a lot.
Turning Time on Market Into Leverage
The home had been on the market for about a month to a month and a half. In Imperial Beach, as in most of San Diego County, time on market changes the conversation. A seller who has been waiting several weeks is often more open to creative terms.
We used that. We negotiated $25,000 in seller-paid closing costs, and we didn’t just apply that credit to fees. We put it toward buying down our buyers’ interest rate, which lowered their monthly payment enough for them to qualify comfortably at this price point. The credit didn’t just save them money at closing. It’s what made the purchase work.
Home, at Last
The transaction closed smoothly, and our buyers are now settled into a remodeled Imperial Beach home with room to grow, a backyard to enjoy, and a payment structure they can live with.
The Takeaway
This purchase came together because we didn’t accept the first answer at any stage. We didn’t accept the first pre-approval. We didn’t accept the first house when the inspection said no. And we didn’t accept a straightforward price negotiation when a seller credit could do more.
If you’re shopping in Imperial Beach or anywhere in the South Bay, the number on your pre-approval is a starting point. With the right lender, the right strategy, and a team willing to push on every piece of the deal, it can change.
Did a lender give you a number that feels too low for the home you actually need? Before you settle for less, let’s take a second look together. Talk with Rieder Homes Group or call (858) 295-0556, and we’ll walk you through your options for buying in Imperial Beach and across the South Bay.
