Buying in University City: When the Plan Had to Change

The best home searches rarely follow the plan. This one started with a La Jolla condo budget and ended with a spacious end-unit townhouse in University City, and our buyer is better off for the detour.

A Referral and a Clear Goal

Our buyer came to us through his father, who trusted us enough to make the introduction. We started the way we always do, with a sit-down consultation about what he actually wanted from his first home. Beyond the basics, he had a clear financial strategy: rent out rooms to make ownership work with his current situation. That goal shaped every decision that followed.

Twenty Condos Later

Our first plan was a condo in the La Jolla and UTC area at roughly $700,000 to $750,000. We toured about 20 units across nearly every community in that range. The pattern was hard to ignore. At that price point, the condition and features of the available inventory simply didn't match what he was looking for.

We did write offers. Each time, we ran into the same wall: competing buyers paying all cash and waiving contingencies. We weren't willing to advise our buyer to do either on homes in that condition. The numbers didn't make sense, so we didn't chase them.

Knowing When to Reroute

Walking away from a plan is uncomfortable, but it's part of the job. We took a step back and rebuilt the strategy from the finances up. That took some careful work to structure his loan around his rental-income goal, and when it was done, we had him pre-approved for more than $1,100,000.

A higher budget opened up a different kind of home. That's how we found Unit 113 in University Towne Square, a 1,908 square foot end-unit townhouse with three bedrooms, three bathrooms, and a two-car attached garage. It's one of the larger floor plans in the community, with recent updates throughout, a newer A/C and furnace, and plenty of natural light. The community adds a pool, a clubhouse, guest parking, and on-site EV charging, close to the trolley, shopping, and University City's major employers.

For a buyer planning to share his space, the layout made sense in a way no condo on our original list had.

A Competitive Offer, Priced With the Comps

The home already had offers on it, so we knew we'd be competing. Rather than bidding up, we studied recent comparable sales and what homes in the area were actually appraising for, then submitted an offer grounded in those numbers.

The home went into escrow with another buyer, and we kept going anyway. We had built a genuine relationship with the seller's agent along the way, and that turned out to matter. Within the first week and a half, the other buyer's deal fell apart.

The Second Chance

Because the seller's agent knew us, and because our offer was backed by solid data, we were in position to lock the home up before it went back on the market. We negotiated a final price of $1,120,000, which is $70,000 under the $1,190,000 list price.

From there, it was execution. We hit every timeline and closed in about 30 days, with no drama.

The Takeaway

A few lessons from this one:

  • Flexibility beats stubbornness. Our original budget wasn't wrong, but it wasn't serving the goal. Rerouting early saved our buyer months of frustration.
  • Don't compete on someone else's terms. All-cash, no-contingency offers on homes that needed work weren't a fight worth having.
  • Relationships close deals. Being respectful and professional with the other side of the table is what put us first in line when the opportunity reopened.

Our buyer is slowly moving into his first home, in one of San Diego's most convenient neighborhoods. We couldn't be happier for him.
