- FHA loans: Use 0.5 percent of outstanding balance if actual payment is $0
- VA loans: Use the actual payment and do not count loans currently in deferment with no payment
Strategies for Buying With Student Loan Debt
- Refinance to a lower payment — reducing your DTI by lowering the monthly obligation
- Apply for income-driven repayment if not already enrolled — may reduce the counted payment to $0 for some loan types
- Pay down other debts to offset the student loan DTI impact
- Use a VA loan if eligible — VA's student loan counting methodology is often most favorable
- Work to increase income through career advancement, second income, or additional employment
Student Loan Forgiveness and Mortgage Planning
If you are enrolled in a Public Service Loan Forgiveness (PSLF) program or income-driven repayment with forgiveness at the end of the term, document this for your lender. While future forgiveness does not reduce your current qualifying monthly payment in most lenders' models, some lenders may consider it in context of your overall financial stability.
Realistic Expectations and Timing
