Are San Diego builders offering deals on new homes this fall?
Quick answer: Are San Diego builders offering deals on new homes right now?
Often, yes. In September 2026, 66% of U.S. builders offered sales incentives and 38% cut prices, per NAHB. With 30-year rates at 7.40% on October 15, 2026, a builder-paid rate buydown can be worth more each month than a small price cut on a San Diego County home, so ask about both.
Key takeaways
- Two in three builders nationally offered incentives in September 2026.
- A one-point lower rate cuts about $583 a month on a typical San Diego County loan (my math).
- Builder incentives are negotiable, so compare the total deal, not the sign out front.
If you've been touring model homes and wondering whether the price on the sign is the real price, you're asking the right question. Here's what the latest numbers say and how to use them.
Are builders cutting prices or adding incentives?
Both, and incentives are the bigger story. In the NAHB/Wells Fargo Housing Market Index for September 2026, 38% of builders reported cutting prices, up from 35% in August. The average cut held at 6% for the sixth straight month.
Even more builders, 66%, used sales incentives like rate buydowns, closing cost help, or upgrades. Builder confidence fell to 32, and the West's regional score was 28, per Mortgage News Daily's September 18 report. Lower confidence usually means builders are more willing to deal.
How much new home inventory is out there?
Nationally, there's plenty. The Census Bureau's August 2026 new residential sales report (released September 24) shows 483,000 new homes for sale and an 8.5-month supply. That's a lot of finished and in-progress homes builders want to close.
New home sales in the West ran 26.8% below August 2025, though the Census Bureau notes that change isn't statistically significant. Still, slower sales give you room to negotiate.
San Diego County is a different market than the national averages. The county's median price was $1,090,000 in August 2026, up 6.3% from a year earlier, per the California Association of Realtors August 2026 sales report. Resale homes here still hold value, so a builder discount near you may be smaller than the national 6% average.
Is a rate buydown better than a price cut?
At today's rates, it often is. Freddie Mac's weekly survey put the 30-year fixed rate at 7.40% on October 15, 2026, unchanged from the week before. If you're curious how rates got here, see our post on what 7.4% rates mean in San Diego.
Here's my own calculation, using the $1,090,000 county median with 20% down (an $872,000 loan, principal and interest only, 30-year fixed):
- At 7.40%: about $6,038 a month
- At 6.40%: about $5,454 a month
- Difference: about $583 a month
A builder paying to lower your rate can matter more month to month than a small price cut. Learn how temporary options work in our guide to the 2-1 rate buydown, and run your own numbers with the mortgage calculator.
What should you check before you sign?
New construction comes with its own checklist. Before you write a contract:
- Ask about Mello-Roos and HOA dues. Many newer San Diego County communities carry special taxes. Here's how Mello-Roos works.
- Read the incentive fine print. Some incentives require the builder's preferred lender. Compare that offer against an outside quote.
- Get your own inspection. A brand-new home can still have issues. Here's why a home inspection matters, even on a new build.
- Bring your own agent on the first visit. Builders often ask you to register your agent at your first visit, so bring them along. You can weigh more trade-offs in our post on the pros and cons of new construction in San Diego.
Bottom line
Builders are working harder for buyers this fall, and incentives are more common than price cuts. In San Diego County, where prices are still up from last year, the smart move is to negotiate the full package (rate, closing costs, and upgrades) and compare it to resale homes nearby.
