Mortgage rates hit 7.4%: what it means for San Diego buyers and sellers

Quick answer: What do 7.4% mortgage rates mean for San Diego County home buyers?

The 30-year fixed rate averaged 7.40% on October 8, 2026, up from 6.30% a year ago. On a median San Diego County home ($961,781 in August 2026) with 20% down, that's about $565 more per month in principal and interest than a year ago. Prices haven't dropped to offset it.

Key takeaways

  • Rates reached 7.40% on Oct. 8, 2026, up 1.1 points from a year earlier.
  • San Diego County's median sale price was still up 5.7% year over year in August 2026.
  • Buyers have more negotiating room: 22.3% of county listings had a price cut in August.

If you were hoping rates would drift lower this fall, last week stung. Here's what the jump means in real dollars here in San Diego County, and what you can do about it.

How high did mortgage rates go last week?

Freddie Mac's weekly survey put the 30-year fixed at 7.40% on October 8, 2026, up from 7.28% the week before and 6.30% a year earlier. The 15-year fixed averaged 6.73%.

Daily rates moved even more. According to MortgageDaily's weekly recap (Oct. 10, 2026), the 30-year opened the week at 7.46% on Oct. 5, a one-year high, as the 10-year Treasury yield touched 5.31%. It eased slightly by Friday. The next big test is the September inflation (CPI) report due Oct. 14.

What does 7.4% do to a San Diego mortgage payment?

San Diego County's median sale price was $961,781 in August 2026, up 5.7% from a year earlier, per Redfin. Here's my own math on that price with 20% down (a $769,425 loan), 30-year fixed, principal and interest only (no taxes, insurance, or HOA):

  • At 6.30% (a year ago): about $4,763 a month
  • At 7.28% (Oct. 1): about $5,264 a month
  • At 7.40% (Oct. 8): about $5,327 a month

That's roughly $565 more each month, or about $6,800 a year, compared with last fall. Even the one-week move added around $63 a month. You can plug in your own price and down payment with our mortgage calculator.

Are San Diego home prices coming down to make up for it?

Not yet. The California Association of Realtors reported a San Diego County median of $1,090,000 for single-family homes in August 2026, up 6.3% year over year. In the City of San Diego, Redfin's August 2026 median sale price was $1,000,000, up 5.3%. You can track the city's numbers on our San Diego market report.

What has changed is the pace. Redfin's August 2026 county report shows pending sales down 13.0% year over year in August, while active listings sat at 8,709 and supply held at 3.0 months. About 22.3% of active listings carried a price reduction. We broke down where those cuts are showing up in our post on San Diego price cuts this October.

What can you do about higher rates?

If you're buying:

  • Get several quotes. Freddie Mac's chief economist, Sam Khater, noted that shopping around and getting multiple quotes can save borrowers thousands over the life of a loan.
  • Ask the seller to help. With more listings sitting and taking cuts, a seller credit toward a 2-1 rate buydown can lower your first two years of payments.
  • Compare loan types. An adjustable-rate mortgage starts lower, but make sure you can handle the payment after it adjusts.
  • Have a lock plan. With rates swinging daily, talk with your lender about when to lock your rate before you write an offer.

If you're selling: Buyers are running these same numbers. Pricing right from day one, and being open to credits instead of big price cuts, can keep your home from sitting.

Bottom line

Rates at 7.40% add hundreds of dollars a month to a typical San Diego County payment, and prices are still higher than a year ago. The upside for buyers is more choice and more room to negotiate. Run your own numbers before you decide to wait.
