What Is a Mortgage Rate Buydown?
A mortgage rate buydown is an arrangement where an upfront cash payment — typically from the seller, builder, or lender — temporarily or permanently reduces the buyer's interest rate. Buydowns became popular in high-rate environments as a way for sellers to make their listings more attractive and help buyers with initial affordability.
The 2-1 Buydown: How It Works
In a 2-1 buydown, the buyer's effective interest rate is reduced by 2 percent in year 1, 1 percent in year 2, and then returns to the full note rate from year 3 onward for the life of the loan. On a loan with a 7.0 percent note rate: Year 1 rate is 5.0 percent, Year 2 rate is 6.0 percent, Year 3 and beyond rate is 7.0 percent.
Who Pays for the Buydown?
- Seller contribution: Sellers offer buydown funds as a concession — often instead of or in addition to a price reduction
- Builder contribution: New construction builders frequently offer buydowns as incentives
- Lender credit: Some lenders offer temporary buydowns as part of their loan products

The math depends on how long you stay in the home and whether you refinance.
