What Is a Home Inspection?

A home inspection is a professional evaluation of a property's physical condition — conducted by a licensed home inspector on your behalf as a buyer. The inspector examines the home's major systems and components and delivers a written report identifying defects, safety concerns, deferred maintenance, and items requiring attention. What a Standard San Diego Home Inspection Covers

  • Foundation and structure: Visible cracks, settling, and structural integrity

How to Use the Inspection Report

After receiving the inspection report, your buyer's agent will help you identify which items are significant enough to negotiate with the seller — either as repair requests or credit requests — and which are minor issues to address after purchase. Not everything in an inspection report is worth negotiating — focusing on safety issues, major systems, and structural concerns gives you the most leverage.
