What Documents Do I Need to Apply for a Mortgage in San Diego?
Gathering Documents Before You Apply Saves Time
One of the most common delays in San Diego mortgage applications is missing or incomplete documentation. Gathering everything your lender needs before you apply — rather than scrambling to produce documents after your offer is accepted — allows for faster processing and stronger offers. Here is the complete document checklist.
Income Documentation
- Last 2 years of W-2 statements from all employers
- Last 2 years of federal tax returns — all pages and all schedules
- Most recent 30 days of pay stubs — typically 2 most recent pay periods
- For self-employed: Last 2 years of business tax returns, current year profit and loss statement, business bank statements
Asset Documentation
- Last 2 to 3 months of bank statements for all checking, savings, and money market accounts — all pages
- Last 2 to 3 months of investment and retirement account statements
- Documentation for any large deposits — gift letters, sale of assets, liquidation of investments
- Life insurance cash value statements if being used as an asset
Identity and Employment Documentation
- Government-issued photo ID — driver's license or passport
- Social Security card
- Most recent 2 years of employment history — current and past employers
- Contact information for employer verification
- Business documentation if self-employed — business license, articles of incorporation, CPA letter
Property-Related Documentation (After Contract Accepted)
- Fully executed purchase agreement and all addenda
- HOA contact information and estimated monthly dues
- Any seller disclosures related to property condition
- Previous appraisal if available
