San Diego homeowners who have built significant equity in their properties have a powerful tool for acquiring additional real estate — using that equity to fund a down payment on a second home, investment property, or vacation home. Understanding the difference between a home equity loan and a HELOC is the starting point.

Home Equity Loan

A home equity loan provides a lump sum at a fixed interest rate, repaid over a set term — typically 5 to 30 years. It is like a second mortgage with predictable payments. Use this when you know exactly how much you need — for instance, a specific down payment amount for a purchase you have already identified.

HELOC (Home Equity Line of Credit)

A HELOC is a revolving line of credit secured by your home's equity, with a variable interest rate during the draw period — typically 10 years. You draw only what you need and pay interest only on the amount outstanding. A HELOC is more flexible than a home equity loan and is often used for situations where the final amount needed is uncertain or where you want ongoing access to funds.

Using Equity for a Down Payment

Lenders are generally supportive of buyers using home equity for down payments on additional properties as long as the equity loan or HELOC payment is included in the DTI calculation for the new loan. This additional debt can affect your qualifying for the new mortgage, so coordinate with your lender before tapping your equity.

Tax Considerations

Interest on home equity loans and HELOCs is deductible when the funds are used to buy, build, or substantially improve the home securing the loan. Interest paid on equity funds used for investment property purchases may be deductible as investment interest expense. Consult your CPA for guidance specific to your tax situation.
