What Is a Home's Days on Market and Why Does It Matter for Buyers in San Diego?

Days on market (DOM) is the number of days a property has been actively listed for sale. In San Diego's competitive market, DOM is one of the most telling pieces of data available to buyers — revealing market response, potential price issues, and negotiating leverage that the asking price alone cannot provide.

What Days on Market Tells You

  • 0 to 7 days: The listing is brand new — highest competition, least negotiating leverage, expect asking price or above in popular segments
  • 7 to 21 days: Normal activity window — market is evaluating the property, some negotiating room may appear
  • 21 to 45 days: Below average performance for most San Diego neighborhoods — suggests pricing or condition issue worth investigating
  • 45+ days: Significant market stigma setting in — buyers wonder what is wrong, giving you real negotiating leverage but also raising legitimate questions about the property's issues

Using DOM in Your Offer Strategy

In a fresh listing with 0 to 5 DOM, offer at or above asking price if the CMA supports it and you want to win. At 21 to 30 days, you may be able to offer 2 to 5 percent below list and have it accepted. At 60+ days, motivated sellers often accept offers 5 to 10 percent below list — but conduct thorough due diligence to understand why the property did not sell.

Cumulative Days on Market vs. Current Listing

San Diego MLS tracks both current listing DOM and cumulative DOM — which includes previous listing periods if the property was previously listed, canceled, and relisted. A property showing 5 DOM on its current listing may have a cumulative DOM of 120 days if it failed to sell months ago. Your buyer's agent has access to the full listing history.

When High DOM Is Opportunity

Properties with high days on market in good neighborhoods with motivated sellers represent some of the best opportunities for San Diego buyers who are patient and do their diligence. The key is distinguishing between a pricing or marketing issue (fixable) and a condition or location issue (not fixable). Your buyer's agent and a thorough home inspection can clarify which situation you are in.
