What Is a Loan Estimate and How Do I Read Mine?

What Is the Loan Estimate?

The Loan Estimate is a standardized 3-page document your lender must provide within 3 business days of receiving your mortgage application. It is designed to help you understand and compare mortgage offers from different lenders in a consistent, standardized format — making apples-to-apples comparisons much easier than with traditional loan quotes.

Key Information on the Loan Estimate

  • Page 1: Loan terms — loan amount, interest rate, whether the rate is fixed or adjustable, monthly payment, and a summary of projected payments over time
  • Page 1: Projected payments — principal, interest, taxes, insurance, and estimated escrow breakdown
  • Page 2: Closing cost details — all fees charged by the lender and third parties, organized by category
  • Page 3: Comparisons — APR, total interest over the loan term, cash to close estimate

What to Compare Between Loan Estimates

When comparing Loan Estimates from multiple lenders, focus on: the interest rate and APR, origination charges (Section A on page 2), discount points, lender fees, and total closing costs. Request Loan Estimates from all lenders on the same day with the same loan parameters — rates can change daily, so comparing estimates from different days may not be meaningful.

Loan Estimate vs. Closing Disclosure

The Loan Estimate is an early approximation — your final numbers appear on the Closing Disclosure provided at least 3 business days before closing. Compare the Loan Estimate to the Closing Disclosure carefully to identify any unexpected fee increases. Lender fees in certain categories are not allowed to increase from estimate to closing.
