A non-contingent offer — also called a clean offer — is a purchase offer with no contingencies attached. The buyer agrees to purchase the property regardless of the inspection findings, appraisal result, or loan approval status. Types of Non-Contingent Offers
- Fully non-contingent: No inspection, no loan, no appraisal contingency — the highest risk and strongest signal

- High-demand properties: When the market clearly supports the price regardless of appraisal result
The Very Real Risks
Waiving contingencies means if something goes wrong — a major defect surfaces, your loan falls through, the property appraises significantly low — you either complete the purchase anyway or lose your earnest money. On an $850,000 San Diego home with a 3 percent deposit, that is $25,500 at risk. Be very certain before making a non-contingent offer.
