DTI: The Number Lenders Focus On Most

While credit score gets a lot of attention, your debt-to-income ratio is arguably the most important single factor in mortgage qualification. Your DTI is the percentage of your gross monthly income that goes toward your total monthly debt obligations — including the new mortgage payment you are applying for.

Front-End vs. Back-End DTI

Lenders evaluate two DTI ratios. Front-end (housing ratio) is only the proposed new mortgage payment including principal, interest, taxes, insurance, and HOA divided by gross monthly income — target under 28 to 31 percent. Back-end (total DTI) is all monthly debt obligations including the mortgage plus car payments, student loans, credit cards, and other obligations — target under 43 to 45 percent for most conventional loans.

Maximum DTI by Loan Type

  • Conventional loans: Typically up to 45 percent back-end DTI with strong compensating factors
  • FHA loans: Up to 43 percent standard, up to 50 percent with compensating factors
  • VA loans: Generally up to 41 percent — but may exceed with residual income analysis
  • Jumbo loans: Typically capped at 43 to 45 percent maximum

How to Improve Your DTI Before Applying

  • Pay off credit card balances — even small balances have minimum payments that count against DTI
  • Pay off installment loans with small remaining balances — eliminating the monthly payment removes it from DTI
  • Do not take on new debt before or during your home search — no new car loans, furniture financing, or credit applications
  • Increase income through legitimate means — part-time work, freelancing, or rental income with documentation

When DTI Disqualifies You

If your DTI is too high to qualify for the home you want, you have two primary options: reduce your debt before applying or reduce your target purchase price.
