Spring (February to June): Most Inventory, Most Competition

The spring season brings the highest inventory of the year to San Diego's MLS — but also the most buyer competition. The first two weeks of a new spring listing typically see the most offer activity. Buyers shopping in spring get the widest selection but face the most multiple-offer situations and aggressive bidding. Expect to pay closer to or above list price for desirable properties.

Summer (July to August): Steady Activity

Summer is an active buying season — particularly for families wanting to be settled before the school year starts. Inventory starts to decline from the spring peak but buyer demand remains strong. Timing your offer for mid-to-late July may find sellers more motivated after a summer of showings, while still giving you options if your offer is declined.

Fall (September to November): The Strategic Buyer's Window

Fall offers a compelling combination of reduced competition and motivated sellers. Many sellers who listed in spring but did not sell are still on the market — often willing to negotiate. New fall listings know the year is ending and may be more flexible. Buyer competition is lower than spring, and you face fewer competing offers.

Winter (December to January): Lowest Competition

Holiday season listings face the lowest buyer volume of the year in San Diego. The buyers who are active in December and January are typically highly motivated and serious — not casual browsers. Sellers active in this window are often motivated by personal or financial circumstances. Deals can be made — but the selection is thinnest of any time of year.
