San Diego's housing market includes several distinct property types — each with different ownership structures, costs, amenities, and lifestyle implications. Understanding the differences helps you make the right choice for your budget, lifestyle, and long-term financial goals.

Single-Family Homes (SFR)

A single-family home is a standalone residential structure on its own lot. The owner has fee simple title to both the structure and the land beneath it. Single-family homes offer the most privacy, the largest lots, and the most long-term appreciation in most San Diego markets. They typically do not have HOA fees (though some are in HOA communities with CC&Rs). They require the most maintenance — all exterior upkeep is the owner's responsibility.

Condominiums

A condo owner has title to their individual unit's airspace plus a proportional share of common areas — but not the land or exterior structure. The HOA owns and maintains common areas, building exteriors, roofs, and shared amenities. Condo HOA fees in San Diego typically run $200 to $700+ per month. Condos offer lower entry prices and lower maintenance responsibility — ideal for first-time buyers, investors, and lifestyle buyers in urban or coastal San Diego.

Townhomes

Townhomes are a hybrid between condos and single-family homes. They are attached to neighboring units (sharing walls) but typically include ownership of the structure and sometimes the land beneath. Townhomes usually have an HOA managing exteriors and common areas. They often offer more square footage than condos at similar price points, with a small private yard or patio — a common starting point for families who cannot yet afford a detached single-family home.

Which Is Right for You?

  • First-time buyer on a tight budget in a coastal or urban San Diego location: Condo often provides the best entry point
  • Buyer who values outdoor space and privacy and can manage maintenance: Single-family home
  • Buyer wanting more space than a condo at a lower price than a detached SFR: Townhome offers a strong middle ground
  • Investor: Condos in high-demand areas like Mission Beach, Pacific Beach, and downtown often provide the best rental yield
